Your representation is typically paid for by the property owner or landlord.  If you are calling the phone number on a For Lease sign, the listing broker has a fiduciary obligation to represent only his client, the landlord.   • Discuss and find agreement regarding parameters and best suited LEASE RATES AND TERMS.

GET TO WORK FINDING SITES THAT MEET YOUR CRITERIA BY:

  • SEARCHING commercial listing DATA BASES that are not open to the public
  • POLLING other CRE professionals inside and outside Platinum Commercial
  • EMAIL BLAST (if appropriate) within Real Estate community
  • DRIVING targeted areas – even with today’s technology, not everything can be found at your computer.

REPORT BACK TO YOU WITH ALTERNATE PROPERTY SITES

  • REPORTS will include pertinent SPECIFICATIONS and COLOR PHOTOGRAPHS

WITH YOUR FEEDBACK SET APPOINTMENTS TO TOUR PROPERTIES

  • You may choose to have us conduct PRESCREENING TOURS on your behalf

CHOOSE PROPERTY(S) AND BEGIN NEGOTIATIONS

  • As your representative it is our fiduciary responsibility to only WORK FOR YOU AND YOUR INTEREST
  • We will COMMUNICATE progress and status, following your instructions throughout this important process

LEASE NEGOTIATION

  • It is very common to have a commercial lease be in excess of 25, 30, 45 pages or more.  Within this document there are invariably many items that can be negotiated at the time the other party is trying to earn your tenancy.  We represent you throughout this process.
